A recent survey by Your Mortgage magazine has found that buyers could save £22,000 through being more selective about their choice of home.

The magazine suggests that UK residents could save a lot of money by adopting some shrewd measures when they come to sell or buy a new home.

Suggestions include advertising privately when you come to sell your property thereby avoiding the standard 3 per cent agency fee, a sizeable sum on a £150,000 property.

For buyers the magazine offered money saving suggestions such as using online solicitors and opting to move their own furniture instead of hiring professionals.

Paula John, Your Mortgage magazine editor, advised: 'Remember that savings are there to be made and with the enormous amount of costs involved in buying and selling property it is worth exploiting every opportunity.

'My advice would be don?t be afraid to negotiate and do your homework when it comes to financial products-don?t just select for the first option you see.'
